Terms of use

1.1 The main purpose of a 2D/3D floor plan is to represent the distribution of spaces, helping the understanding of the dimensions of a property. It is not comparable to an executive or detailed project.

1.2 The 2D/3D floor plan delivered to the customer is a three-dimensional representation obtained from the documents delivered at the time of ordering and it includes:
– Internal and external walls
– Floors
– Balconies, terraces, porches and gardens (including trees and hedges)
– Internal and external doors and windows
– Sanitary
– Kitchen and laundry appliances
– Fireplaces
– Garage with cars
– Stairs and parapets
– Furniture in any room
– Garden furniture
– Wardrobe cabins
– Furnishing accessories (paintings, lamps, carpets, plants, ornaments, …)

2.1 Regarding 2D/3D floor plans the Client will receive:
– High resolution image for printing in PNG format with transparency channel for overlaying on different backgrounds
– High resolution image for printing in JPG format
– Low resolution image for the web in JPG format

2.2 Regarding interior renderings, the Client will receive:
– High resolution image for printing in TIFF format
– High resolution image for printing in JPG format
– Low resolution image for the web in JPG format

2.3 Regarding virtual home staging images, the Client will receive:
– High resolution image for printing in TIFF format
– High resolution image for printing in JPG format
– Low resolution image for the web in JPG format

2.4 Regarding exterior renderings, the Client will receive:
– High resolution image for printing in TIFF format
– High resolution image for printing in JPG format
– Low resolution image for the web in JPG format

2.5 Regarding 3D virtual tours, the Client will receive:
– File for use on the web

2.6 Regarding interactive building products, the Client will receive:
– File for use on the web

2.7 After the 5-7 working days necessary for the realization of the 2D/3D floor plans and the interior renderings, the Client will receive an email containing a link to a Dropbox page, the system used for sharing the images. The Client can download the images but if he needs to add comments for the edits a free account is necessary.

2.8 For the delivery of virtual home staging images, the Dropbox page link will be sent at the end of the 3-5 working days necessary for their realization.

2.9 For the delivery of exterior renderings and interactive building products and interactive buildings, the Dropbox link will be sent at the end of the days foreseen for the realization of the renderings.

2.10 3D virtual tours will be delivered 3-5 working days after the floor plan approval (see point 2.7). An email with a Dropbox link will be sent to the Client.

3.1 2D/3D floor plans are obtained from the documents sent by the Client. If the dimensions are not specified the floor plan will be scaled using known elements such as stairs, doors, etc.

3.2 Internal walls have a unified thickness of 12 cm, external walls of 30 cm. Thickness of the main walls will respect the dimensions on the floor plan sent by the Client. Rooms standard height is 270 cm, except in rooms with mezzanines that need a different height.

3.3 Arches, columns, basement window wells or complex construction details which should be customized will not be indicated (fountains, decorative artifacts, canopies, etc.).

3.4 Minor elements such as receding parts will be optimized and indicated only on the internal line of the walls.

3.5 If the opening direction of the doors is not included in the floor plan sent by the Client it will be chosen by our designers. In Custom solutions, if the Client does not provide any information about the types of doors to be used, these will be chosen from our library and they will be the same in each room.

3.6 Common areas such as condominium stairs, lift, technical rooms will not be part of the 2D/3D floor plan realized.

3.7 The Client has to check the correspondence between our 2D/3D floor plan and the material sent.

3.8 2D/3D floor plans have illustrative purposes only and do not necessarily reflect the exact materials, finishes and other characteristics of the housing unit represented.

3.9 The 2D / 3D Standard floor plans (carried out on the basis of our Standard proposals) will have windows, doors, railings and finishing materials corresponding to those of the chosen proposal, thus not reflecting the actual state of the unit. On the contrary, the 2D / 3D Custom floor plans will follow the finishes provided at the time of order.

3.10 According to the references provided by the Client, 2D/3D Custom floor plans may have the following customized elements:
– Floors and bath tiles (they will be reproduced as similar as possible to the existing ones. The reproduction of floors and finishes with particular decorations may be close to the real ones only if the Client will provide the exact texture of the material to be used).
– Interior doors.
– External doors and windows (structure and material. The customization of handles and other decorative elements are excluded).
– Balconies and terraces (about the floors such as the railings and parapets it is valid what is specified above for floors and bath tiles. Railings and parapets shaped in wrought iron and/or concrete, decorated or with complex shapes will not be reproduced).

3.11 The following elements will not be represented in 2D/3D floor plans, both Standard and Custom version:
– Split (only if requested)
– Decorative radiators (only if requested)
– Elements of external systems (pipes, hood/flue connections)
– Shutters and roller shutters
– Drawers of roller shutters
– Curtains (only if requested)
The radiators will be included if specified in the floor plan provided and expressly requested in the order.

3.12 One review is included in the price for the correction/adjustment of the following elements:

For Standard 2D/3D floor plans, interior renderings and 3D virtual tours:
– Mismatch of the walls of the 2D/3D floor plan with what is indicated in the drawings provided
– Opening direction of the internal doors
– Position of furnishings but not complete redistribution. If the furnishings need a particular position it has to be specified in the project plan
– Background of interior renders or 3D virtual tours

For Custom 2D/3D floor plans, interior renderings and 3D virtual tours :
– Color of floors and bath tiles
– Color of internal doors and windows
– Color of railings of balconies and terraces
– Mismatch of the walls of the 2D/3D floor plan with what is indicated in the drawings provided
– Opening direction of the internal doors
– Position of furnishings
– Background of interior renders or 3D virtual tours

3.13 The furniture of our collection will be positioned according to the layout provided by the Client. In the absence of the aforementioned indications, the accommodation will be optimized by our interior designers.

3.14 Unless otherwise specified, our interior designers will choose whether to use a pedestal washbasin or a washbasin with cabinet in the bathroom. All bathroom fixtures, including bathtubs and showers, are standard models from our collection. If customization is necessary, it will be the subject of a personalized quote.

3.15 Both in Standard and Custom solutions fireplaces will be represented in a standard version with the only aim of indicating its presence.

3.16 Sockets and switches placed near the interior doors have the purpose of increasing the realism of the scenes. It is not possible to customize the position or model of these elements.

3.17 Internal stairs, including the spiral type, are represented with standard treads, rises, railings and parapets. The end walls of the stairs or parapets will have the same finishes as the internal walls.

3.18 Cellars and garages that are part of the housing unit but separate from it, will be represented as a separate floor and only if specifically requested.

3.19 Residential units with two or more floors will be represented with different 2D/3D floor plans. Different apartments on the same floor will also be considered as different floor plans. In these cases, different orders are required, one per floor plan.

3.20 Gardens will be represented only if private in the 2D/3D floor plan. No common areas and gardens will be part of the floor plan.

3.21 The ceilings of the interior renderings obtained from the 2D/3D floor plans will not have elements such as false ceilings, beams, coffers or similar. These elements may be part of a render if specifically requested and after the approval of a custom quote.

3.22 Points of view of interior renders will be chosen by our designers. If the Client has preferences about the point of view, it has to be indicated on the floor plan sent with the order. No exterior render of gardens or balcony/terraces will be provided even if indicated on the floor plan. Exterior renders always need a custom quote.

3.23 Both in Standard and Custom solutions, lighting fixtures included in the interior renderings and in the 3D virtual tours will be chosen by our interior designers from those in our library and will not be customizable or subject to revision. Custom lightings and furnishing accessories need a custom quote.

3.24 Interior glazings, partitions made of wood, metal or similar will not be represented unless specified. They will be subject of a custom quote.

3.25 Furnishings included in the 2D/3D floor plans, interior renders and 3D virtual tour will be chosen from our collections. Personalized furnishings need a custom quote.

3.26 Driveways or private walkways of gardens will have the same finish as the porch/terrace.

3.27 Sections and information useful for the construction of the pitches of the roof are needed for the realization of the 2D/3D floor plan of attics.

3.28 Spaces inside the walls, such as technical shafts for the risers, will not be represented.

3.29 In the 2D / 3D Custom Floorplans, if the references of all the environments are not present, it will be our interior designers’ responsibility to apply the finishes most suited to those provided. Any changes relating to the finishes not provided in the order will be accounted for separately.

3.30 Virtual home staging images, both Standard and Plus version, will not have any structural changes and finishes and furnishings will be chosen from our collections. The Standard version has no changes of finishes.

3.31 Standard virtual home staging of exteriors includes the placement of outdoor furniture chosen from our collections. No structural or finishing changes will be made to the facades.

3.32 Home staging Plus is not available for exteriors, but only and exclusively for interiors, again without structural changes to the environment.

4.1 For Standard floor plans and renders:
– plan in Jpg, Pdf or Dwg format (Autocad 2000 version)
– sections and heights of the pitches for attics, otherwise the walls will be indicated at full height
– indicate the points of view of the interior renderings on the plan if you want to customize them (otherwise they will be defined by our interior designers).

4.2 For Custom floor plans and renders, what requested for the Standard solution plus:
– info about the finishes to be used in the rooms (textures and photographic references)
